Quarterly Maintenance Assessments
Quarterly maintenance assessments are due on the 1st day of January, April, July, and October. To ensure community funds are securely processed and posted without delay, MG Management utilizes the Enumerate Engage Owner Portal. Owners can securely log in 24/7 to review account statements, track real-time ledger updates, and submit payments electronically from any computer or smartphone.
Step-by-step guide to make your payment or establish an automatic payment schedule.
Step 1: Access the MG Management Portal
- Open your internet browser and navigate to the official MG Management Connect Login Page.
- Bookmark this URL in your browser for faster access during future quarters.
- Alternatively, you can access the system on a mobile device by searching for "Enumerate Engage" in the Apple App Store or Google Play Store.
Step 2: Register or Log In
- Existing Users: Enter your registered email address and secure password, then click LOGIN.
- New Users: If you have not activated your digital account, locate the welcome invitation sent to your email. If you cannot find it, click the Register button on the portal homepage.
- Support: Contact the MG Management office at 954.530.4912 or via email at management@mg-mgt.com to link your current email address to your condo unit ledger.
- Password Recovery: If you forget your sign-in details, use the Forgot Password? link on the login page to securely reset your credentials via email.
Step 3: Review Your Financial Ledger
- Once signed into the main dashboard, locate the left-hand navigation panel or the center overview area.
- Click on Payments or Financials to pull up your account statement.
- Review the Current Balance to verify your quarterly maintenance fee amount and check for any outstanding balances.
Step 4: Choose a Payment Option
Click the green eCheck/Credit Card button to trigger the payment screen, then choose from one of the standard transactional options:
- eCheck (ACH Bank Transfer): Connects directly to your checking account using your routing and bank account number. This is the most cost-effective method.
- Credit or Debit Card: Accepts major networks including Visa, Mastercard, and Discover.
- Note: Online payment options are provided via a secure third-party vendor. The payment processor applies electronic convenience fees at checkout depending on the chosen method. These fees go directly to the processor to cover data encryption and network security.
Step 5: Finalize and Secure Confirmation
- Enter the exact dollar amount specified on your ledger statement.
- Verify your bank routing info or card billing details to prevent a returned payment fee.
- Click Submit Payment.
- Do not close your window or hit the back button while the payment indicator spins.
- Once successful, a confirmation number will generate on-screen. A digital receipt will also automatically forward to your account email address.
Pro Tip: Avoid Late Fees with AutoPay
To guarantee your maintenance assessment arrives on time every quarter, consider configuring an automated schedule.
- From the payment screen, select Enroll in AutoPay.
- Set your frequency to Quarterly.
- Choose your preferred payment method.
- Select a recurring pull date (recommending the 1st of the month due to avoid late windows).
Always submit manual online payments at least 3 to 5 business days before the quarterly deadline to allow sufficient processing time between your banking institution and the association ledger.
Important Reminders: Late Fees & Penalties
- Due Date: Assessments must be paid by the 1st of the month (January 1st, April 1st, July 1st, and October 1st).
- Late Fees & Interest: Payments not received on time will incur late fees and accrue interest at 1.5% per month (18% annually) on the unpaid balance.
- Delinquent Accounts: Accounts that remain unpaid for 90 days or more will be referred to the association’s lawyer for collection.
- Sale of Unit: As a last resort, unpaid balances will be deducted from your portion of the proceeds of the property sale at closing. Owners will remain responsible for all outstanding amounts, late fees, and interest until paid in full.
